RINER is providing Geotechnical Engineering and Construction Materials Testing services for this 300-acre multiphase industrial office park facility in Brookshire, Texas. Phase 1, completed in late 2020, included three speculative warehouse buildings totaling 1,050,000 SF. Other Phase 1 construction included public roadways, water and wastewater treatment plants and a 16-acre detention pond.
RINER’s geotechnical reports provided engineering recommendations for preparation of the building pads, drilled pier foundations, pavement subgrade stabilization, public and private roadway pavement sections, site stormwater detention features, li station and water plant.
To date, RINER’s CMT inspection scope has included monitoring the placement of over 250,000 CY of moisture conditioned onsite soils to construct the building pads. The inspection scope also included testing and inspecon of drilled piers, reinforcing steel, slab on grade and lt wall panel concrete, floor flatness / floor levelness measurement, and structural steel inspections including ultrasonic testing of welds. The CMT inspection scope for the paving included monitoring of 1.1MM SF of heavy duty on-site paving and a 4,100 LF four lane public roadway.
