Liberty Legacy at Fallbrook, Phase 1

RINER provided Geotechnical Engineering and Construction Materials Testing services for the first phase of this office development consisting of a five-story, 218,250 square foot office building with a 248,400 square foot pre-cast parking garage. The building design consists of a tilt wall concrete shell with 60-foot tall panels supported by a spread and strip footing foundation. The project included an additional 120,000 square feet of parking and drive areas. This project received LEED Gold Certification.

RINER performed the geotechnical investigation which included 13 soil borings, totaling 505 feet, to delineate subsurface conditions at the site.  All sample logging and laboratory testing was performed by RINER personnel. RINER’s Geotechnical Engineering report provided recommendations for construction excavations, building pad earthwork, deep and shallow foundations, retaining structures, slab on grade, and rigid and flexible pavements. RINER’s inspection scope prior to construction included monitoring of test pits across the site to determine the location and thickness of previously placed uncontrolled fill which ultimately required removal and replacement.

RINER’s testing and inspection scope during construction included foundation, pavement and utility earthwork, cast in place concrete, conventional concrete reinforcing, masonry and structural steel inspections.
