RINER provided geotechnical engineering and construction materials testing services for this four story mixed use development with retail, office and congregate living areas. The LEED Certified development included a total of 175 single room occupancy studio apartments with a total building area of 91,000 SF. The project also included associated parking and drive areas totaling 25,000 SF.

RINER performed the geotechnical investigation which included 8 soil borings, totaling 145 feet, to delineate subsurface conditions across the site. All drilling and logging was performed by RINER personnel. RINER’s geotechnical engineering report provided recommendations for building pad earthwork, drilled piers, spread footing foundations, retaining structures, slab on grade and pavement construction.

The building foundation consisted of shallow spread and strip footings. The building was constructed using a concrete pan deck design with steel columns.

RINER’s testing and inspection scope during construction included building, utility and paving earthwork, cast in place concrete, conventional steel reinforcing and structural masonry.
