RINER was contracted as the geotechnical engineering and as the materials testing and inspection firm for this warehouse facility in South Dallas being developed by Hines. The project consists of a 1,040,000-square-foot tilt-wall design warehouse building, private parking and drive areas totaling approximately 915,000-square-feet, a 2,800-linear-foot public roadway and three detention basins. The development also includes plans for an additional 421,000-square-foot warehouse building at the site.

RINER geotechnical engineering report included a total of 36 soil borings across the 120-acre site and included design recommendations for building pad preparation, drilled pier foundations, and public and private pavement sections. Extensive laboratory testing for soil absorption swell was performed to support the building pad fill recommendations.

RINER’s testing and inspection scope included earthwork in the building pad and paving areas, drilled pier foundations, slab on grade, wall panel and paving concrete, reinforcing steel and structural steel. The building pad earthwork quantity totaled over 220,000-cubic-yards of moisture conditioned clay fill. RINER also served as Construction Inspector under the City of Dallas’ 311T program, documenting the conditions at the public roadway and drainage features within the City’s right of way.
