RINER provided Geotechnical Engineering and Construction Materials Testing services for both phases of this office development. Phase I consisted of a three‐story, 135,000‐SF office building with a three‐story pre‐cast parking garage. The building design consisted of composite concrete over steel deck with structural steel columns supported by a spread footing foundation. Phase II consisted of an eight‐story, 222,000‐SF office building with a six‐story pre‐cast parking garage and a two‐story, 7,400‐SF Fitness building. The Phase II office building design consisted of post tension reinforced concrete decks with cast‐in‐place columns over a spread footing foundation.
The Phase II fitness building was tilt‐wall design over a spread footing foundation. Phase I included surface stormwater ponds and Phase II included an underground stormwater detention system. RINER performed the geotechnical investigations which included 23 soil borings, totaling 1,100 feet, to delineate subsurface conditions across the 7.5-acre tract. RINER’s Geotechnical Engineering reports provided recommendations for construction excavations, building pad earthwork, deep and shallow foundations, retaining structures, and slabs on grade. Further recommendations were provided for rigid and flexible pavements and for surface stormwater detention.
RINER’s testing and inspection scope included earthwork for the building and garage pads, paving, public and private utilities, and detention pond liner. The testing and inspection scope also included concrete, conventional and post‐tension reinforcement, and structural steel.
